Come fish with me!

By Dan Binetti

Whether fishing on the Sea of Cortez, from La Paz to the East Cape, or down to San Jose del Cabo and Cabo San Lucas, or on the Pacific Ocean from Cabo San Lucas to Todos Santos all the way north to Agua Blanca, you can find great fishing off the beach year round. Summer or winter, from the shoreline, in a panga (a small boat) or in a full size luxury cruiser, the variety of fish available is simply amazing, let´s break it down.

La Paz and Pichilingue (Sea of Cortez):   Here you will find a large variety of fishing in the bay.  You can try to fish from the shore in one of the many secluded coves or from a kayak, which is also fun. There are plenty of pangas and luxury cruisers available for full day trips. Generally speaking, the best time of year would be May-Dec.  However the winter months offer some great bottom fishing when it is not too windy. Best kept secret:  a recreational fisherman can get a special permit to fish around Isla Espiritu Santo where the commercial fishing fleet is not allowed, and land some great rock fish.

Punta Arena and Ensenada de los Muertos (Sea of Cortez): The Bay of the Dead got its name because it was the only deep water cove that large boats could anchor in when the winter winds became too strong, where they then became easy prey to pirate ships. This by far is my best choice for year-round fishing. The Panga captains are friendly, have good gear, the prices are affordable and they love to catch fish. There is a boat launch for larger boats but the fleet here launches off the beach and is all pangas. The fishing is the most consistent from May through January, but the other months offer giant Amberjacks, Jurell, and big Dog Snapper, Pargo and Cabrilla when the winds allow you to fish. Off the point at Punta Arena is a favorite spot for sport fishermen who seek giant Roosterfish from the shore.

El Cardonal, Punta Pescadero, Los Barriles (Sea of Cortez): Buena Vista to Cabo Pulmo, and Bahia de Los Frailes, all offer local pangas to choose from.  Both Los Barriles and Spa Buena Vista have large fleets of luxury cruisers if you so desire. The time of the year will dictate if the boats fish to the north around Punta Arena, straight out from their locations, or toward the south near Cabo Pulmo.  There is year-round fishing with the best months being May through December, but you have to consider that winter months offer good fishing when the winds allow. All of these areas have great shoreline fishing, and Kayak fishing is lots of fun in the summer months when the water is dead flat.

San Jose del Cabo and Cabo San Lucas: What can I say? Luxury and world class fishing rolled up in one. Yes there are panga fleets if you’re on a tight budget, but the luxury cruisers are amazing.   It is a great experience to arrive at the marina and seeing the giant yachts leaving the marina, and when they are returning, comparing the amount of fish flags on your boat to the ones on the others.   The fishing is great year round and the season and the fish are what dictates where the boats go. Of course, the international Bisbee Black & Blue and other fishing tournaments are generally from October through December.  From July through January, almost all of the fleet make the run about half way to Todos Santos, near Elias Calles, and fish an area there.  It provides great fishing and a little bit cooler air temperatures as an added bonus.

Todos Santos (“my home town”) on the Pacific Ocean:  It is quite different from the rest.  The pangas launch off the Beach at Punta Lobos into the breaking Pacific waves and return by racing into the beach and launching themselves up onto the sand, it is quite a beautiful sight to see. The pangas here are not primarily equipped to take clients out, so knowing a local who has the tackle and knows one of the captains is essential.  Because it is the Pacific Ocean and can get quite rough, all pangas launch with a captain and a first mate.  Best fishing is generally between July and January, when the Cabo fleet makes its run north.  Todos Santos offers all of the species that are caught on the Sea of Cortez with some additional surprises. In the summer months there are both Corbina (White Sea Bass) and Robalo (Snook) both easily reaching the 50 lb mark. In the winter, when the water reaches its coolest temperatures (March-May) and we also have Lenguado (Halibut) with 30-70 lb specimens common.  Pescadero and Todos Santos all the way North to Agua Blanca offer great fishing off the beach year round.

fishing-in-baja-with-dan-binetti-from-coldwell-banker-riveras2

Well, I would say this sums it up. I love to fish and enjoy making new friends on the water, so if you’re ever here in Todos Santos look me up and lets go fishing.  Remember fishing is a great way to spend time with your children, there is nothing like the look on a happy child’s face after reeling in the big one, something he or she will never forget…. I know —  I never did.

Until we meet, enjoy your fishing!

Todos Santos lifestyle and living with Dan Binetti

We all can agree that Dan Binetti is passionate about what he does, which translates into giving his best performance and attention for the best results possible. Be it on the water fishing a red snapper, or touring a property getting the best deal for both buyer and seller, Dan is committed to do an exceptional job. Would you like to get to know him more? Keep on reading, you are in for a pleasant surprise.

Where are you from? Born and raised in Palisades Park New Jersey (Northern New Jersey). Graduated High School, Joined the Army and lived 2 years in Germany. Returned to New Jersey for another 6-5 years, moved to Memphis Tenn for 6 years, then moved to Tampa Florida for 2.5 years and then to St. Louis Missouri for 7 years… so you can say that I’ve been around for a while.

todos-santos-real-estate-dan-binetti5

How long has it been since you are living in Mexico? Why did you move? 11 years now. Back then I was running large manufacturing facilities and working very long hours, for over 20 years. I wanted a change more than anything.

Do you miss the big city? No way Jose!

What made you go into Real Estate? An opportunity to change work fields and lifestyles, help others realize their dreams and to see the sun rise and set in a place that it was FAR from being a factory.

In your opinion, how do you see the Todos Santos lifestyle and real estate? I believe the Todos Santos Market is showing nice signs of steadiness but not hectic growth that the town cannot support. We can still be considered a Pueblo Magico for the enjoyment of locals who want their traditions to prevail, which makes it even more appealing for us the foreigners. We have it all without the craziness of the big cities.

todos-santos-real-estate-dan-binetti4

As a foreigner, how do you feel living on a small Mexican community? Why do you think many Canadian and Americans are choosing Todos Santos to retire or as a second home option? I love living in a small pueblo in Mexico, one of the reasons being that I know most of the people here in town, a town I now call my home. I think Todos Santos offers a climate and lifestyle that promotes relaxation, safety and a way of life for all to fall in love with. For the ones missing the big city or wanting an opportunity to escape once in a while, we are close enough to both Los Cabos and La Paz, which gives us all the variety and amenities that we will ever need.

What advice would you give anyone looking into buying in Baja California Sur? The area offers many different climates and lifestyles, dramatically different from one another, you gotta first figure it out. Be honest with your agent when you plan to spend time here and imagine what you will be doing, it will give you a clearer idea.

We know you like fishing. Name your top three locations to go fishing in the area! Sorry can´t give away my top choices and I actually call it catching, not fishing. In 11 years I have not been “skunked” once, so any place in the area is unique and interesting, even off-shore can surprise you! I can only say this “Any location and day on the water catching, is better than a day of work”… wouldn’t you agree?

Stuffed Red Snapper, one of Dan’s specialties!

There you have it. These days Dan can be found either touring a client or simply enjoying the best of the area.

Nací y crecí en Palisades Park New Jersey.

Coldwell Banker Riveras team donates to The Palapa Society of Todos Santos

The Palapa Society of Todos Santos, A.C., founded in 2003, is a multi-cultural non-profit Mexican Civil Association in this beautiful Pueblo Magico. Its mission is the development and administration of scholarship, educational, medical and environmental programs for the benefit of local children and their families.  By creating these opportunities, students are able to have the tools needed in order to create a better future for themselves and their families.

The-Palapa-Society-of-Todos-Santos

For The Palapa Society, children are considered to be the most precious resource within a community, that is why this non-profit organization believes and bets on their education and welfare. Thanks to Peter Buck, Chloe Johnson and the Todos Santos Music Festival, its improved financial health has allowed the organization to broaden the levels of educational and medical support provided. The Palapa Society is now at its 10 year milestone and in a position to expand and to include environmental and cultural programs that further involve and benefit the children of Todos Santos and nearby communities.

Part of our Coldwell Banker Riveras team: Dan Binetti, Lisa Welsch, Alvaro Colindres & Mark Sherman form our Todos Santos and Cerritos offices, are really proud to be part of this project. A percentage of their last year’s quarter sales was recently donated to the Palapa Society and feel incredibly happy to participate.

These funds will contribute towards a new building project: it consists of a new educational center which will ultimately offer classes to students of Todos Santos and Pescadero. In 2013, they launched the “Palapa Building Campaign Fund” to make this opportunity a reality. Ever since then, a property has been acquired and the intention is to open the school by the start of the fall semester in September 2017. This is definitely an incredible learning opportunity for the children in the area!

CANDIED YAMS
By DeVonna Simpson, from La Ribera office.

Peel and cube 6 yams, then boil them until cooked through, let them cool.

Place in a 9 X 12 baking pan and cover with ¾ cups of brown sugar – dark brown is the richest.

Cut a cube of salted butter into small pieces or slices. Spread over yams & sugar. If you use unsalted butter, sprinkle ½ t salt over the yams too. Grate a scant layer of fresh nutmeg over the top & bake at 350° for 40 minutes, or until the sugar & butter melt into a liquid & are bubbling.

The pan will be bubbling with your fragrant yams.

Never a dull moment in Todos Santos

By Dan Binetti

Real Estate Todos Santos

Well it has been a while since my last blog, and a lot has been going on. Following Hurricane Odile it seems we have been going full speed to this point and with the market showing distinct signs of growth, the real action is only beginning.

Downtowns streets are undergoing serious change as part of Pueblo Magico upgrades. You can expect new paving and sidewalks with new underground electric, sewer lines and water lines. Sidewalks and trees with planters are also being refurbished. This has cause stress on the local businesses, but we can also see brighter future than ever.

Just around the corner to our Coldwell Banker Riveras office there is a new business called “El Papayon” that seems to be a hot spot. A great juice bar with all the local fruits and veggies along with service and a smile. I find it the place that I gravitate to following my morning workout every other day. A favorite of mine is “La Bamba” a mix of granola, coco, bran, banana, oatmeal and yogurt, and I add my iced coffee to it and gives me all the energy I need following my workout.

Gotta try their smoothies!

Gotta try their smoothies!

Making Mexican friends is something that I continue to enjoy doing. Some parts of the culture will always make me scratch my head but eating delicious regional food and enjoying others company is not one of them. This past Semana Santa (Easter Week) I was able to sneak onto the water for a few hours of great bottom fishing. Take a look at the size of these two Red Snappers that I stuffed with mixed veggies, shrimp, scallops and my own secret specialty “pesto into the meat”. About 45 min per side onto some hot coals at the beach and the tacos were the hit of the party.

Needless to say, it was delicious.

Needless to say, it was delicious.

I have not been fishing enough lately, but I can assure you that if you visit us and need a quality guide to put you on the action I am the man for you, who knows? Maybe you like it so much that you find for your dream home and become an expert on the area as well!

Lastly, I cannot leave before sharing with you that with our continuous market growth, there are fewer and fewer great deals left. Here are a few of my favorites:

Beachfront Estate in Elias Calles. This is a spacious home with cantera columns and arched entryways that open to the veranda for indoor-outdoor living. Fabulous for entertaining within THE area that is about to take off!

Beachfront Estate Elias Calles

Beachfront Estate Elias Calles

2nd Tier Lots in Las Tunas. Now the lowest Priced Lots in the Area! Ocean and mountain views including views of La Pastora Surf Break. Only steps away from the beach, with both water and electric services on the street.

Can you picture yourself waking up to this view?

Can you picture yourself waking up to this view?

Casa Oportunidad. Its name, “opportunity”, says it all: buy, fix, turn, sell and bingo $$$$$$$$!

Can't deny it has lots of potential!

Can’t deny it has lots of potential!

I almost forgot! Have you check out our new Coldwell Banker office in Los Cerittos? Our experienced surfer and local advocate Mark Sherman is knowledgeable on the area and we are proud to have him on board. Ours is the only real estate office on Los Cerritos to fulfill your buying/selling property needs.

FAQ’s from our Coldwell Banker Riveras Agents, PART II

We asked our agents what were the most frequently asked questions they got from buyers, and these are some of their answers:

DAN BINETTI

Q= I am going to be buying more than one property with intentions to sell them in the future, maybe even build some homes to sell. Should I start a Mexican Corporation? I hear it is much less hassle than multiple Fideicomisos.

A= I highly recommend all of your land purchases be made through a Fideicomiso. The tax burden on a Corporation is much higher than a Fideicomiso. You will also need to obtain an accountant to file your taxes monthly, have employees under the guidelines of a corporation and have much more stringent requirements for deductions when you build to sell. A corporation is a mechanism to run a business not to acquire and sell land.

ALVARO COLINDRES

Q= If the trust holds title, do we own the property?

A= In 1994, amendments to the Constitution permitted foreigners to purchase and own real estate in Mexico located within the “restricted zone” which is all land within 60 miles of a national border and within 30 miles of the Mexican Coast. This Law permitted ownership through a land trust or “Fideicomiso”. A “Fideicomiso” is a Mexican Living Trust. The way it works is the Mexican Government issues a permit to a Mexican Bank of your choice, allowing the bank to act as purchaser for the property. The bank acts as the “Trustee” for the Trust and you are the “Beneficiary” of the Trust. The “Beneficiary” rights are very similar to Living Wills or Estate Trusts in the U.S. The law authorizes Mexican banking institutions to act as trustees. A trustee takes instructions only from the beneficiary of the trust (the foreign purchaser). The beneficiary has the right to use, occupy and possess the property, including the right to build on it or otherwise improve it. The beneficiary may also sell the rights and instruct the trustee to transfer title to a qualified owner. Many people refer to the trust arrangement in Mexico as a lease agreement… this is not true. The home or property that you buy will be put into a trust with you named as the beneficiary of the trust – you are not a lessee. You have all the rights that an owner of property in the U.S. or Canada has, including the right to enjoy the property, sell the property, rent the property, improve the property, etc. The initial term of the trust is 50 years. An investor can renew the trust for an additional period of 50 years within the last year of each 50-year period, and this process can be continued indefinitely, providing for long-term control of the asset.

Q= Can a foreigner buy under its own (national/mexican) Company’s name and use Infonavit Credit?

A= He/She cannot use Infonavit if buying under its own Mexican company’s name. A foreigner can only use the Infonavit credit if they have Mexican citizenship and it cannot be used under Fideicomiso.

LISA WELSCH

Q= What do I need to know about Title Insurance?

A= There are several title companies in Southern Baja that will insure your property, namely: Stewart, Fidelity, First American. The first and most critical aspect of obtaining title insurance and buying a property is to obtain a title report.  Be sure to hire a person that is designated by the title insurance company to write the title report.  The cost for a title report is $550USD and upward depending on the property.  It can take approximately 1 month to obtain the title report.

The title report covers:

  • The history of the land going back as far as 3 transfers (3 links in the chain of title). Including any sub-divisions, donations, easements etc.
  • Legal description
  • Verifies if there are any current claims or liens against the property
  • Verifies if the land originated from an ejido.
  • If the land originates from an ejido then the title report will determine if the agrarian laws were upheld on the first sale

o   Derecho Al Tanto (First Right of Refusal) was obtained from the Ejido Assembly

o   Bank Appraisal done at time of 1st sale

o   Derecho de Preferencia (Preference Right)

  • The title report will state what is outstanding or required in order to obtain title insurance.  This information is critical to determine if your property is insurable/marketable or not. Be sure to have complete understanding of what is required to obtain the title insurance and if the outstanding items can be obtained in order to insure your property.

When interviewing which title insurance company you would like to work with be sure to ask the following questions of the title company:

            1.  What are your exclusions?  Insurance companies have many exclusions of coverage.  Make sure you have a full understanding of what is covered and what is not covered.  Does the insurance company cover agrarian claims (ejido), claims relating to metes and bounds?

            2.  What is the one time insurance fee?  Generally the minimum fee is $1,500USD

            3.  Does the title insurance cover any claims prior to time of closing?

            4.  What is the process for making a claim?

The one time insurance premium insures your property for as long as you own it.

Todos Santos Real Estate & News (November 26th, 2013)

By Dan Binetti

Boy do I love to go fishing! Being on the water with friends or family, having fun and catching dinner is a combination hard to surpass. I can remember growing up as a kid fishing off the beach with my dad, or going blue-claw-crabbing off the bulkheads, or under the bridge peers scooping for soft shells, clamming in the shallows barefoot. Even once clamming in deep water in Barnegat Bay during high tide with my father and his friend Pete, they could barely touch the bottom. Each time they would locate a clam they told me and I’d swim down and plucked them from the sand under the weeds and grass.

As I got older I bought my first boat, a 10ft wooden rowboat with a 3 horse sears engine (I was 15) and off I went with my friends. Let me tell you, we had some fun and dangerous times in the Hudson River and even taking off from Seaside Heights and through the channels out onto the Atlantic for bluefish, stripers and flounders and then diving the jetty’s and pier pilings for bunches of muscles! Unfortunately, I ended up sinking that boat.

I started visiting and fishing in Cabo well over 20 years ago, so when Cristina (our marketing coordinator) informed me that Coldwell Banker Riveras would like me to write an article for the upcoming issue of our corporate magazine Escapes, I was very excited. This is a magazine with 10,000 copies printed 3-times per year and distributed all throughout Baja California Sur, so dedicating the space to me is not small potatoes. I have been working hard with the team we have at CBR and the rewards have paid off “Thanks CBR”.

I tried to keep the article general to the best times to fish and what type of fish you might expect to catch, rather than the actual reefs or ledges under the water. Leave that up to your guide or captain. Cristina helped (as she does with my blogs) with the editing and I think we were pleased with the outcome. You can read it here and please, let me know what you think!

Enough fishing, let’s talk about lifestyle and Real Estate in Baja California Sur. Aeromexico, one of the leading Mexican airlines, has added a non-stop flight from Los Angeles to the beautiful city of La Paz with other additional flights at great fares for the winter season. This represent a GREAT opportunity for everyone to visit us and enjoy the climate, the festivities and yes, the fishing these waters bring.

The following are some of my newest available properties that you need to check out:

South Pescadero Beach House and Lots. Pacific Ocean view properties with unbeatable location.

View of Home and Ocean from House Across the Steet

La Pastora Duplex and the lots out front. This functional duplex is a great deal!

Overall and Ocean view

Casa Piedra Alta Vista: reduced again and to include a pool, it would cost well over 100K more than the asking price to duplicate this home on the lot next door. Elegance is awaiting you and a view you would definitely enjoy!

casa piedra altavista

Last but not least, Beachfront Estate or Development Property, no doubt the finest affordable property within walking distance to La Pastora Surf Break for an estate location. Motivate sellers to boot.

La Pastora from Property

Gotta go, I am making “Soup of the Pesca” this evening: a red sauced soup with little neck clams, octopus, scallops, crabs, shrimp and some fresh Mahi Mahi. Sounds good? Stop in for a bowl at our Todos Santos office!

Beachfront Estate

Beachfront Estate and Development Property. 9,666.818 m2 con 50 metros de frente al Océano Pacifico. Gran inversión por $799,000 DLLS.

Casa_Piano

Casa Piano.

Priced to sell

Priced to Sell in Pescadero.
