Viviendo en Todos Santos – por Dan Binetti

Todos podemos coincidir en que Dan Binetti es apasionado con lo que hace, lo cual se traduce a dar siempre lo mejor de sí mismo al igual que toda su atención para lograr los mejores resultados. Aquí le presentamos una pequeña entrevista.

¿De dónde eres? Nací y crecí en Palisades Park New Jersey. Al terminar la preparatoria me uní al ejército y viví 2 años en Alemania. Volví a New Jersey y estuve ahí por 5-6 años, luego viajé a Memphis Tenn por otros 6 años, volví a viajar y me mudé a Tampa Florida por 2.5 años y luego a St Louis Missouri por los siguientes 7 años… lo cual les da una idea de que he viajado gran parte de mi vida.

¿Cuánto tiempo llevas viviendo en México? ¿Por qué te mudaste? 11 años ya. En aquel entonces trabajaba horas muy largas en una maquiladora, eso lo hice por más de 20 años, así que necesitaba un cambio.

¿Extrañas la ciudad? ¡Para nada!

¿Por qué entraste al mercado inmobiliario? Se me presentó la oportunidad de cambiar de carrera y el estilo de vida, además de ayudar a los demás a realizar sus sueños viendo el amanecer y el atardecer en un lugar lo más lejos posible de una maquiladora.

¿Qué opinas de Todos Santos y su estilo de vida? Creo que el mercado de Todos Santos muestra estabilidad interesante sin ser ese crecimiento desmesurado que nuestra comunidad no pudiera llegar a soportar. Aún podemos seguir siendo considerados un Pueblo Mágico para el goce de los locales que desean preservar sus tradiciones, lo cual vuelve mucho más atractiva el área para los extranjeros. Lo tenemos todo sin la locura de las grandes ciudades.

Siendo un extranjero, ¿Cómo te sientes viviendo en una pequeña comunidad Mexicana? ¿Por qué crees que muchos americanos y canadienses están escogiendo Todos Santos para retirarse o cómo segundo hogar? Me gusta vivir en un pequeño pueblo en México y una de las principales razones es que conozco a una gran mayoría de quienes viven aquí, esta comunidad hoy en día es mi hogar. Creo que Todos Santos ofrece un clima y un estilo de vida que promueve la relajación, es seguro y permite que todos disfrutemos el día a día. Para aquellos que extrañan la ciudad o desean la oportunidad de escapar de vez en cuando, estamos lo suficientemente cerca de Los Cabos y La Paz, lo cual les permite disfrutar de diferentes amenidades y servicios cerca de casa.

¿Qué consejo le darías a alguien que comienza a buscar propiedades en Baja California Sur? Simplemente que estén conscientes de que el área ofrece diversos climas y estilos de vida dramáticamente diferentes uno del otro, por lo cual es importante que primero los conozcan y sepan cuál es el que mejor se les acomoda. Sean honestos con su agente cuando deseen pasar tiempo aquí e imaginen lo que estará haciendo en su día a día… eso les ayudará en gran manera.

Sabemos que te gusta ir de pesca, compártenos tus tres principales lugares para hacerlo. ¡Lo siento, no compartiré mi secreto! Lo que sí puedo decirles es que en 11 años esta actividad jamás me ha dejado abajo una sola vez… cualquier lugar que ustedes decidan para ir a pescar tiene su atractivo y ofrece oportunidades diferentes, lo cual las vuelve irresistibles; incluso, la pesca de orilla es una muy buena opción para quien se marea fácilmente. Puedo también asegurarles lo siguiente “Cualquier lugar y cualquier día en el mar y de pesca es mejor que cualquier día en el trabajo”… ¿No lo creen?

Lord of the Wind Kiteboard Competition in Los Barriles

As you know, the Lord of the Wind kiteboard competition is put on by Los Barriles local Rotary Club, and the funds from this event enable the club to provide the ongoing support to the local community including the following projects and activities:

–    Continuing operations and expanding the offerings of the local the technology center.  This allows local access to computers and the internet so they can develop skills needed for success in the 21st century. Plans are being discussed to bring a similar center to other towns such as La Ribera.
–    Supporting the local health clinic. We contribute regularly to on-going needs and work with other Rotary clubs to procure large grants for equipment, child care, and other needs.
–    Supporting the local sport club / activity center. We are providing financial support thru the use of local contributions combined with a Rotary lead crowd funding event.
–    Healthy Water: With financial assistance from Rotary Clubs in the United States we are providing water filtration systems to families and rancheros here in Baja.
–    Responding to local emergencies like Hurricane Odile.  We maintain an emergency fund enabling us to participate in first response and then establish additional funding efforts.
–    Maintaining the fountain at the entrance to town. While the government provided the money to build this funds were not allocated to maintain it. We feel that the fountain provides the community with a landmark and sense of identification.
–    Planning for next year’s Lord of the Wind:  In addition to being the club’s primary fund raising event, the Lord of the Wind is a significant economic benefit to the community. The estimated economic impact of last year’s Lord of the Wind was roughly $1 Million USD.

So, in short, your support enables us to do a lot of good for the area, and Coldwell Banker Riveras feels honored to be part of this incredible team.

El papel de la Asociación de Colonos en los Bienes Raices

Empecemos con las preguntas básicas, ¿Sabe lo que es una Asociación de Colonos o Condóminos (AC) y cuáles son sus deberes? Y Lo más importante, ¿Sabe cuál es el papel que desempeña en elos bienes raices? Como definición, una Asociación de Colonos es una organización sin fines de lucro dentro de comunidad residencial que proyecta y protege la visión de los desarrolladores, defendiendo a sus residentes para garantizar la plusvalía de la comunidad y la representación de los propietarios en temas clave. Se recomienda que se convierta en una entidad con el fin de tener personalidad jurídica para representarla y aplicar su ley, además de poder cobrar las cuotas necesarias. Esto se hace mediante la gestión del mantenimiento del proyecto, sus fondos y su personal. Normalmente, una AC está dirigida por un director que está a cargo de la administración, la tesorería, mantenimiento de áreas comunes, seguridad, pago de servicios públicos y demás. Esta gestión es designada por un Consejo de Propietarios que supervisa y aprueba los cambios, presupuestos y mejoras entre la comunidad. Por lo tanto, a través de la inversión en una propiedad con una AC eficiente y bien administrada, se está asegurando que el valor de su inversión se mantenga fuerte.

Los siguientes son seis elementos clave a considerar en referencia a una AC durante la compra de un bien inmueble:

1. En primer lugar asegúrese de que la propiedad en la que usted está interesado está en buenos términos con la AC, es decir, se encuentra al día en el pago de sus cuotas. Si no es el caso, este es un factor importante a evaluar; si fuera necesario, su asesor inmobiliario puede ayudarle a negociar los pagos vencidos en los términos de la compra.
2. Conozca el reglamento de la AC: desde las especificaciones de construcción, hasta las políticas de ruido y la llegada de visitantes, conozca las reglas para que sepa si es algo en lo que usted está de acuerdo y puede cumplir fácilmente.
3. Conduzca alrededor de la comunidad y observe por sí mismo la limpieza de las calles, el cuidado de las áreas verdes y cuál es el aspecto de las casas/apartamentos y áreas comunes. ¿Hay seguridad? ¿El personal fue amable? Todos estos elementos son un reflejo directo de una comunidad bien administrada.
4. Cuotas de mantenimiento: ya sea mensual o anual, sepa cuál sería su cuota y qué servicios y amenidades cubren. ¿Hay descuentos por pronto pago? ¿Cómo están las finanzas globales? ¿Cómo se establece el aumento de las cuotas?
5. Plan de contingencia. ¿Existe un plan para una emergencia o un evento natural, como un huracán o una inundación? ¿Hasta qué extremo puede la Asociación ayudarle?
6. ¿Se encuentra el desarrollador personalmente involucrado en la HOA? ¿Tiene propiedad en la comunidad para asegurar que comparte los beneficios y participa en la resolución de los retos?

Entiendo la importancia de cómo una AC no sólo beneficia los valores de la propiedad, sino de cómo se siente uno en casa. La Asociación de Colonos en Pedregal de Cabo San Lucas siempre ha sido sensible y atenta; tan sólo el año pasado después del huracán Odile, en conjunto con algunos residentes y la familia Díaz Rivera, colaboraron para unir a la comunidad a través de un proyecto sin fines de lucro y se aseguraron de que sus guardias de seguridad, jardineros y personal de mantenimiento, estuvieran a salvo y seguros en sus propios hogares para que pudieran centrarse desde el primer día en la limpieza de las calles, retiro de escombros y para ayudar a que cada residente se sintiera seguro en su casa. A lo largo de todos estos años, han sido un pilar importante del éxito de la comunidad en su conjunto.

Sólo recuerde, una Asociación de Colonos dirigida por un administrador responsable y supervisada por un buen consejo administrativo, mantendrá el valor de la comunidad y de su propiedad siempre al día.

The role of a Homeowners Association in Real Estate

Let’s start with the basic questions, Do you know what a Homeowners Association (HOA) is and what its duties are? Most importantly, do you know the role it plays in Real Estate?

As a definition, a HOA is a non-profit organization within a planned residential community that projects and protects the vision of the founders, stewarding the community by making and enforcing rules to ensure continued value and owner representation in key issues. It is recommended that it becomes a legal entity in order to have legal personality to represent the assembly and dutifully apply its law and collect dues. Typically, a HOA is run by a manager who is in charge of the administration of the treasury, maintenance of common areas, security, payment of utility bills and more. This management is appointed by a Homeowners Board that oversees and approves changes, budget and improvements among the community. Therefore, by investing on a real estate property with an efficient and well-managed HOA, you are assuring that your investment value stays strong.

The following are six HOA/Community key elements to consider whenever purchasing real estate:

1.    First and foremost, make sure the property you are interested in is in good standing with the HOA and with its fees currently up to date. If that is not the case, this is an important factor to evaluate; your real estate advisor can help you negotiate curing its past due payments out of the property’s purchase price if necessary.
2.    Learn the HOA regulations. From construction and improvement specifications to noise policy and visitors arrival, read the rules so you know if it is something you are OK and can easily comply with.
3.    Drive around the community and observe for yourself if the streets are clean, green areas well-kept and what is the look and feel of the homes/condos and common areas. Is there security? Were they courteous to you? Remember, all these elements are a direct reflection of a well administered community.
4.    HOA dues. Whether monthly or yearly, learn about these dues and what services and amenities these cover. Are there any discounts for early payment? How are the overall finances? How is their increase set?
5.    Contingency plan. Is there a plan for an emergency or a natural event, such a hurricane or flood? To what end can the HOA help you?
6.    Is the developer personally involved in the HOA? Do they have homes in the community to ensure they share in the benefits and participate in resolving any challenges?

I can relate to the importance of a HOA benefiting not only the property values, but how you feel at home. The HOA at Pedregal de Cabo San Lucas has always been responsive and attentive; just last year after hurricane Odile, Pedregal’s HOA, some residents and the Diaz Rivera family, collaborated to bring the community together and, through a nonprofit project founded by the latter, made sure that its security guards, gardeners and maintenance personnel were safe and secure in their own homes so they could focus since day one on cleaning up the streets, removal of debris and helping each resident feel secure at home. Throughout all these years, it has been an important pillar of the success of the community as a whole.

Just remember, a homeowners association directed by a caring and cooperative administrator, overseen by a good Board will keep your community values and appreciation protected.

An interview with veteran real estate agent Robert Ruyg

Today is the turn to sit with Robert Ruyg, someone who is rather quiet but with a strong and always interesting point of view. He is a proud foreigner living and enjoying the relaxed lifestyle of Zacatitos, on the outskirts of San Jose and where the East Cape begins.

Where are you from and why did you move to Los Cabos?
Originally I am from the small mountain city of Bandung on the island of Java, Indonesia. However, I spend my schooling years mainly in Holland, but in 1967 I decided that I had to find more space then what Europe had to offer and ended up in Vancouver, Canada. My wife Sharon discovered Los Cabos in the early seventies and when we sold our business we had an extended vacation in Mexico, which made me discover Los Cabos. Sharon was thrilled to be away from the wet Vancouver winters and it was a great substitute for the missing Tropics in my life, yet, it presented us an opportunity to be only a mere 4.5 hours away flight from Vancouver and our family, it was a great choice!

Coming from an international background, how does it feel living in a small community in Los Cabos?
Having lived in large cities all of my life I have always wondered what it would be like to live in a small place. It was not easy in the beginning living in Los Cabos, there was not much here in the early nineties in the form of supplies and food as we traveled to La Paz once a month to do the big shopping. It paid off to go there as the savings on our food paid for the 2-day trip. With the arrival of Costco and several other international brands in the last 10 years, Los Cabos has grown at a huge rate where mostly everything can be found.

How do you find the recreational, working and health care opportunities for foreigners?
Los Cabos has given me plenty of enjoyment! Baja has to offer an abundance of nature activities unique in this world. My love has been developed by exploring the mountains, the back roads in off-road cars, both for leisure and racing.

I’ve always enjoyed a good adventure!

In the 25 years of having lived here we have had several encounters with health related issues and have had fantastic care.

Having lived and worked in many part of this world, Mexico is not different then any other country when it comes to making a living for a non-native. Procedures and laws have to be followed and due to language differences; getting a job is not always easy but it is totally worth it. It happens that this area caters to a large foreign market and the need for employees to speak the prospect’s tongue is important, which makes it appealing as a way to improve our quality of life.

How long have you been in real estate?
In the first year we were here, I built a B&B that my wife operated, so after the completion I started to learn about real estate business, working with a large family that owned a lot of land in this area. After 6.5 years, I started my own brokerage that I closed when we sold the B&B and moved away from San Jose to the off the grid subdivision of Los Zacatitos, by the Sea of Cortez. However, it did not take long for me to be bored and started working for well-known multi national real estate companies. So to answer your question, this totals to over 24 years in this business.

How do you see the real estate market in Los Cabos?
What can I say that has not been said about the development of Los Cabos? Regardless of the North American economy it has a two fold steady annual increase in population: firstly by Mexicans coming from the mainland to service the needs of the second home market with all its exciting activities, from fishing to golf and much more. Los Cabos has it all for everyone and people are seeing this area as the place to be for recreation.  Having said that we are also experiencing a vast increase of US and Canadian retirees where they can enjoy a relaxed, off-the-grid and amicable lifestyle.

Do you recommend retiring and living in Mexico to any foreigners?
Yes I do, but in my own way by telling them that the lifestyle I have and is experienced by others cannot be duplicated up North; we have very little traffic, our beaches are a perfect opportunity to spend the day and the weather is fantastic all year long!

Why invest in Los Cabos?

I was born and raised in Canada, but I’ve been frequenting the area for many years, I have now become a permanent resident. Over the last years, I keep on noticing many remarkable changes that sustain the fact that NOW is the time to invest in Los Cabos. With many organic produce available more and more, plus, large retailers carrying food and products from around the world bringing choice and variety, we see convenience becoming the norm. There are many more corner stores and gas stations, as well as a bevy of great local and international restaurants, bars and all kinds of fantastic food vendors! These are just a few of the things that have changed over the last few years, but there are many that have not changed: the great weather, white sandy beaches and crystal clear water from the Sea of Cortez to the majestic Pacific Ocean. The local people, whether it be the “native to this area” people or the “not originally from this area “people, have always been generally very helpful, friendly and accommodating.

When investing in Los Cabos Real Estate, keep in mind there are a few differences that may surprise you and delight you at the same time.

Real estate has always been an extremely great value here but after the financial crisis of 2008 prices had hit the lowest in many years and have stayed low until NOW, thus creating a great environment for those wishing to invest. Even after a storm, the likes of which no one has seen here in the past happening a year ago, the prices have remained stable and many new improvements have occurred to the infrastructure of the area. If investing here, you can look forward to getting much more for your money than you might expect, including more useable space, inside and out, lush green gardening year round as many properties come with large patio area and swimming pools!

Taxes
Property taxes here in Mexico, known as the ”Predial”, are much more affordable than what we have grown accustomed to paying in the USA or Canada. Predial is calculated based on a percentage of an assessed value of a property at the time of sale and that assessed value is commonly much less than the actual market value. That being said, the average taxable percentage of the assessed value of residential property in Mexico is much less than what you’d think. Buying a house or condo at a market value of $100,000 you may find your yearly property tax could very likely be under $100 per year! When considering investing your life savings into a vacation home or retirement home in paradise (here), you might  also want to consider making it your primary residence or retirement home and liquidate any current property elsewhere that may be costing you thousands of dollars a year to hold based on taxes alone!

Maintenance
Whether it is your home, your car, or yourself, the cost of fixing or renovating things is much lower here in Baja California Sur. Things like carpentry, plumbing, electrical, as well as landscaping will all be offered at a fraction of what you may be used to paying, with top quality all the time! Being a mechanic myself in the past, I also know from experience that having car problems will be much less painful at about half the cost. As for yourself, the cost of food, alcohol and tobacco products are also much less especially if you shop and eat like a local. So is the health care with available options with local facilities, or given the case, the ease opportunity to fly abroad if needed.

Lifestyle
You may find yourself less dependent on material things to make you happy, although Los Cabos has nearly anything and everything to cater to any lifestyle no matter how extravagant. Having so many inexpensive things to do in the amazing climate here on any given day will save you money, enrich your life, create memories and contribute to your health and spirituality. Aside from the many fitness clubs and yoga studios there are also many other outdoor activities like biking, swimming, snorkeling, walking, running, and hiking, that require only yourself and your time to enjoy for a very healthy lifestyle. Many foreigners have come to practice many of those activities on a daily basis and as a professional activity! If you are the type that likes to relax by a pool or at the beach with a cold beverage and a book, this is also a perfect place to do just that. I have grown to love this place and all it has to offer, the food, the fishing, the weather, the sun the sand, the sea and its people.

Galento Foundation

Galento Foundation is a non-profit organization that believes that one very well educated individual has a constructive impact in society and propels a positive change for a greater good.

Their goal is to find those students who have excelled in the public school system and support them socially, financially and morally, in gaining access to superior scholastic opportunities which will reward their hard work with a proper college tuition and to forge a better life for themselves, their family and their country.

Galento supports kids on a 10-year period: from 5th grade all the way thru college. Presently it is helping two college students in mainland Mexico at the renowned Tec de Monterrey University (ITESM), one college student in Cabo, plus one more in middle school at Colegio El Camino, an American School with IB credits in Los Cabos.

There are six different ways to participate and be an agent of change throughout Galento:

1. Sponsor “Galento”: This is a sponsor who undertakes economic contributions for a specific amount that will help cover school registration, tuition, uniforms, school supplies, classes and other expenses related specifically with school.
2. “Mentor” Sponsor: This sponsor’s task is to contribute towards the ongoing formation of the young adult by being a mentor. Help can be contributed by assisting the student with his homework, providing private tutoring classes for a specific subject or exam, artistic education, sports or any type of help that will benefit the overall education of the scholar.
3. “Donation in kind” Sponsor: This type of sponsorship is for those who wish to donate anything in kind like books, school supplies, uniforms, stationery, backpacks, copies, glasses, computers, etc. Any material tool that can help the student perform their school activities more effectively.
4. Governmental Sponsor: This sponsorship comes from a public entity which provides a financial contribution that directly benefits the student or his/her parents to assure that all school supplies and needs are being met accordingly.
5. Voluntary Sponsor: Individuals who contribute their time to perform administrative, fundraising or organizational tasks.
6. Financial Loans: College tuition will have a debt component which can be payable by cash with a small interest or through work provided by the foundation.
