Preguntas que te debes hacer si deseas construir o remodelar tu hogar

Construir o remodelar tu hogar, es la perfecta oportunidad para realizar tus sueños, adaptarse perfectamente a tus necesidades y las de tu familia. Estas son algunas preguntas que tienen mis clientes cuando piensan en construir y/o remodelar.

¿Cuánto cuesta el m² de construcción?

No es fácil establecer un costo sin un proyecto o diseño específico. En base a experiencia en proyectos pasados, el costo por m² de construcción puede variar entre $1,200 y $1,800 dólares, dependiendo de varios factores tales como materiales de construcción y acabados, detalles arquitectónicos, etc; este costo no incluye plataformas ni muros de contención y estos deben de ser presupuestados por separados, ya que cada terreno cuenta con diferentes características físicas y ubicación.

¿Qué incluye el costo por m² de construcción?

Un parámetro muy acertado sería tomar en cuenta: Cimentación, estructura, albañilería, acabados como pisos de mármol travertino nacional o similar, acabados de yeso en muros y plafones interiores, emplastes de cemento-arena de acabado fino en exteriores, pintura interior y exterior, cisterna con capacidad de 10,000 litros, instalaciones eléctricas, hidráulicas y sanitarias, aire acondicionado, carpintería (incluyendo puertas, muebles de lavabos y closets), cancelería y ventanería de aluminio, trabajos de herrería (barandales), jardinería básica y alberca de medidas estándar con su equipo de filtrado y bombeo.

¿Qué tan difícil es construir en un lote con inclinación?

Construir en un lote inclinado siempre es un reto ya que por el estado físico del terreno natural, las maniobras de construcción son más complicadas que en un terreno plano. Sin embargo, el resultado final y las vistas que se pueden lograr son espectaculares e invaluables.

¿Es el arquitecto y el constructor la misma persona?

No necesariamente. El diseñador y el constructor pueden ser dos personas o compañías diferentes. Incluso, En algunos casos, el arquitecto es puede ser de otro país o región y el constructor hace uso de su experiencia de local para adaptar el proyecto y ser construido con materiales regionales o “tropicalizar” el proyecto como le decimos en el ámbito de la construcción.

¿Cómo se le paga al contratista para los trabajos de construcción?

Normalmente se abre una cuenta bancaria a nombre del titular de la propiedad. Esta cuenta es administrada por el constructor y controlada por el propietario a través de depósitos o transferencias bancarias periódicas, previamente establecidas en un anexo al contrato.

¿Necesito vivir cerca durante el proceso de construcción?

No es necesario, sin embargo, visitas periódicas al sitio tienen que ser agendadas para que el propietario pueda entender el proceso, revise el avance y pueda tomar decisiones en ciertos elementos que requieren ser revisados en sitio.

¿Cuánto cuesta agregar una alberca?

Basado en proyectos anteriores, el costo de agregar una alberca depende del tamaño, acabado y complejidad de la estructura, pero un estimado de costo para una alberca tamaño estándar seria entre $30,000 y $50,000 dólares, incluyendo construcción y equipos.

¿En qué área de la casa debería invertir más dinero?

Una sugerencia sería, en las áreas donde se pase más tiempo: el gran salón (sala, comedor, cocina) y siempre en las recamaras y baños principales.

¿Cuánto cuesta reemplazar un piso existente por travertino?

Retiro de piso existente y colocación de nuevo piso de mármol travertino 24”X24” cuesta alrededor de $86 dólares por m².

¿Cuánto cuesta agregar un elevador a una construcción existente?

En base a proyectos anteriores se considera un costo aproximado de $80,000 dólares por un elevador de dos niveles incluyendo obra civil, equipo, instalación y acabado.

¿Cuánto cuesta construir una cochera para dos vehículos?

La adición de una cochera cerrada para dos vehículos va desde $25,000 hasta $35,000 dólares, dependiendo de la complejidad del proyecto y sus acabados.

Es importante tomar en cuenta que cada región varía en topografía, servicios y costos.

La Paz

East Cape

The group of towns and beaches along the Sea of Cortez in a stretch that runs from 120km south of La Paz to 60km north of San Jose del Cabo is known as Baja’s East Cape. OVER THE PAST YEAR, I’ve spent five months with my kids in Mexico. This should be the first giveaway that you need to be wary: Mexico sucks you in. You keep coming back for longer and longer each time!

Why exactly? What is the onda down in Mexico, and why should you think twice before exposing your children to its alluring culture? Let’s see…

1. Vendors will treat your children as if they were the most special customers they’ve ever had. They’ll give them thousands of smiles, samples of fruit…they’ll even call them Reina and Precioso. It will spoil them to death.

2. I warn you: Mexican children are the friendliest, most charming creatures in the whole wide world. Your kids will make so many friends they’ll want to come back to Mexico year after year…

Our open house in casa Alejandra and Casa Bella Vita has been all success

Christmas and the Real Estate Market in Baja California Sur

It just doesn’t seem possible that another end of the year is coming and everyone all around the world is getting excited about Christmas, shopping, their vacation time in Mexico (anywhere in Baja California Sur is an excellent choice I might say) and especially for us (real estate advisors) we get return visits from good friends and clients. We always look forward to this time of the year just because everything seems to be in the full swing of activities: every residential community (including my home Pedregal de Cabo San Lucas) is full of guests and homeowners who all want to know the latest Information on the happenings in the area. Believe it or not, all conversations eventually lead to the question “What’s happening in the real estate market?” Old and new clients want to know what things are selling for and owners want to know what their property is worth.

For those interested, in the following weeks we will be preparing our detailed real estate market report on which we show the properties that were sold, what price ranges were the most “popular” and which areas are the ones to look for in 2017.

The most interesting situation I feel that’s taking place in the area sort of re-enforces what we’ve been saying for the last 6-8 months: along the corridor, between Cabo and San Jose, the area is a beehive of activity. High rise cranes, heavy equipment, material and an army of laborers are transforming the vacant beach property into stunning new beachfront resorts. The question is, “Why now?” Think about the answer! Eight years ago the exchange rate was around $14 pesos to the dollar. Now the rate is pushing $20 pesos to the dollar. What happens to the adventuresome guy with dollars in his pocket and the burning desire to own or build his vacation dream home? That guy is finding out that his money goes so much farther here in Los Cabos. As for example take the exclusive residential community of Pedregal de Cabo San Lucas: the developers have placed upon the market, ten brand-new Pacific Ocean view lots ranging in size from 6000-10,000 square feet, priced from $200,000 – 560,000 USD in a coveted and secluded area called El Peñon. These lots are the absolute last of a kind. The only property left after these ten lots sell will be the exclusive lots on top of the mountain known as Pedregal Heights offering panoramic and unstoppable city, sunrise, marina and sunset views. The market has always been cyclic but now is certainly the time to buy land and build with those powerful dollars.

The role of a Homeowners Association in Real Estate

Let’s start with the basic questions, Do you know what a Homeowners Association (HOA) is and what its duties are? Most importantly, do you know the role it plays in Real Estate?

As a definition, a HOA is a non-profit organization within a planned residential community that projects and protects the vision of the founders, stewarding the community by making and enforcing rules to ensure continued value and owner representation in key issues. It is recommended that it becomes a legal entity in order to have legal personality to represent the assembly and dutifully apply its law and collect dues. Typically, a HOA is run by a manager who is in charge of the administration of the treasury, maintenance of common areas, security, payment of utility bills and more. This management is appointed by a Homeowners Board that oversees and approves changes, budget and improvements among the community. Therefore, by investing on a real estate property with an efficient and well-managed HOA, you are assuring that your investment value stays strong.

The following are six HOA/Community key elements to consider whenever purchasing real estate:

1.    First and foremost, make sure the property you are interested in is in good standing with the HOA and with its fees currently up to date. If that is not the case, this is an important factor to evaluate; your real estate advisor can help you negotiate curing its past due payments out of the property’s purchase price if necessary.
2.    Learn the HOA regulations. From construction and improvement specifications to noise policy and visitors arrival, read the rules so you know if it is something you are OK and can easily comply with.
3.    Drive around the community and observe for yourself if the streets are clean, green areas well-kept and what is the look and feel of the homes/condos and common areas. Is there security? Were they courteous to you? Remember, all these elements are a direct reflection of a well administered community.
4.    HOA dues. Whether monthly or yearly, learn about these dues and what services and amenities these cover. Are there any discounts for early payment? How are the overall finances? How is their increase set?
5.    Contingency plan. Is there a plan for an emergency or a natural event, such a hurricane or flood? To what end can the HOA help you?

I can relate to the importance of a HOA benefiting not only the property values, but how you feel at home. The HOA at Pedregal de Cabo San Lucas has always been responsive and attentive; just last year after hurricane Odile, Pedregal’s HOA, some residents and the Diaz Rivera family, collaborated to bring the community together and, through a nonprofit project founded by the latter, made sure that its security guards, gardeners and maintenance personnel were safe and secure in their own homes so they could focus since day one on cleaning up the streets, removal of debris and helping each resident feel secure at home. Why invest in Los Cabos?

I was born and raised in Canada, but I’ve been frequenting the area for many years, I have now become a permanent resident. Over the last years, I keep on noticing many remarkable changes that sustain the fact that NOW is the time to invest in Los Cabos. With many organic produce available more and more, plus, large retailers carrying food and products from around the world bringing choice and variety, we see convenience becoming the norm. There are many more corner stores and gas stations, as well as a bevy of great local and international restaurants, bars and all kinds of fantastic food vendors! These are just a few of the things that have changed over the last few years, but there are many that have not changed: the great weather, white sandy beaches and crystal clear water from the Sea of Cortez to the majestic Pacific Ocean. The local people, whether it be the “native to this area” people or the “not originally from this area “people, have always been generally very helpful, friendly and accommodating.

When investing in Los Cabos Real Estate, keep in mind there are a few differences that may surprise you and delight you at the same time.

Prices
Real estate has always been an extremely great value here but after the financial crisis of 2008 prices had hit the lowest in many years and have stayed low until NOW, thus creating a great environment for those wishing to invest. Even after a storm, the likes of which no one has seen here in the past happening a year ago, the prices have remained stable and many new improvements have occurred to the infrastructure of the area. If investing here, you can look forward to getting much more for your money than you might expect, including more useable space, inside and out, lush green gardening year round as many properties come with large patio area and swimming pools!

Taxes
Property taxes here in Mexico, known as the ”Predial”, are much more affordable than what we have grown accustomed to paying in the USA or Canada. Predial is calculated based on a percentage of an assessed value of a property at the time of sale and that assessed value is commonly much less than the actual market value. That being said, the average taxable percentage of the assessed value of residential property in Mexico is much less than what you’d think. Buying a house or condo at a market value of $100,000 you may find your yearly property tax could very likely be under $100 per year! When considering investing your life savings into a vacation home or retirement home in paradise (here), you might  also want to consider making it your primary residence or retirement home and liquidate any current property elsewhere that may be costing you thousands of dollars a year to hold based on taxes alone!

Maintenance
Whether it is your home, your car, or yourself, the cost of fixing or renovating things is much lower here in Baja California Sur. Things like carpentry, plumbing, electrical, as well as landscaping will all be offered at a fraction of what you may be used to paying, with top quality all the time! Being a mechanic myself in the past, I also know from experience that having car problems will be much less painful at about half the cost. As for yourself, the cost of food, alcohol and tobacco products are also much less especially if you shop and eat like a local. So is the health care with available options with local facilities, or given the case, the ease opportunity to fly abroad if needed.

Lifestyle
You may find yourself less dependent on material things to make you happy, although Los Cabos has nearly anything and everything to cater to any lifestyle no matter how extravagant. Having so many inexpensive things to do in the amazing climate here on any given day will save you money, enrich your life, create memories and contribute to your health and spirituality. Aside from the many fitness clubs and yoga studios there are also many other outdoor activities like biking, swimming, snorkeling, walking, running, and hiking, that require only yourself and your time to enjoy for a very healthy lifestyle. Many foreigners have come to practice many of those activities on a daily basis and as a professional activity! If you are the type that likes to relax by a pool or at the beach with a cold beverage and a book, this is also a perfect place to do just that. I have grown to love this place and all it has to offer, the food, the fishing, the weather, the sun the sand, the sea and its people.

Galento Foundation

Galento Foundation is a non-profit organization that believes that one very well educated individual has a constructive impact in society and propels a positive change for a greater good.

Their goal is to find those students who have excelled in the public school system and support them socially, financially and morally, in gaining access to superior scholastic opportunities which will reward their hard work with a proper college tuition and to forge a better life for themselves, their family and their country.

Galento supports kids on a 10-year period: from 5th grade all the way thru college. Presently it is helping two college students in mainland Mexico at the renowned Tec de Monterrey University (ITESM), one college student in Cabo, plus one more in middle school at Colegio El Camino, an American School with IB credits in Los Cabos.

There are six different ways to participate and be an agent of change throughout Galento:

1. Sponsor “Galento”: This is a sponsor who undertakes economic contributions for a specific amount that will help cover school registration, tuition, uniforms, school supplies, classes and other expenses related specifically with school.
2. “Mentor” Sponsor: This sponsor’s task is to contribute towards the ongoing formation of the young adult by being a mentor. Help can be contributed by assisting the student with his homework, providing private tutoring classes for a specific subject or exam, artistic education, sports or any type of help that will benefit the overall education of the scholar.
3. “Donation in kind” Sponsor: This type of sponsorship is for those who wish to donate anything in kind like books, school supplies, uniforms, stationery, backpacks, copies, glasses, computers, etc. Any material tool that can help the student perform their school activities more effectively.
4. Governmental Sponsor: This sponsorship comes from a public entity which provides a financial contribution that directly benefits the student or his/her parents to assure that all school supplies and needs are being met accordingly.
5. Voluntary Sponsor: Individuals who contribute their time to perform administrative, fundraising or organizational tasks.
6. Financial Loans: College tuition will have a debt component which can be payable by cash with a small interest or through work provided by the foundation.
